Choose The Right Home Inspector

Buyers should ask when they can expect the report after the inspection and ask to see an example of the report.



Before the inspection, buyers should write down observations they have made when visiting the house that they want the inspector to review.  I recommend that people visit a house two or three times before they make an offer and that they go in the daylight and at night because you notice different things depending on the lighting.



The more preparation the buyer does, the better it usually goes. Buyers should ask the neighbors if they know anything about the house or of any problems.

How To Prepare For A Home Inspection (Home Sellers)

Home Sellers:



I see it every day.  Sellers who don't take the time to ensure a smooth home inspection and who pay for it in the long run.  A little preparation can ensure sellers have great home inspections.



Our Home Inspectors typically arrive 15-30 minutes early to the home inspection appointment
so that they are professionally set up and ready to go when you arrive.  I can't tell you how many times I've been greeted at the door a half hour before everyone is set to arrive by a person who looks as if they're freshly out of bed.



If a seller does this, they are about two hours late for his presentation.  On inspection day, the house should preferably be empty of the owners and their presence.  The home should also be clean and pets should be removed or crated.



If something isn't working properly, don't try to hide it.  We will find it.  Buyers get very suspicious when sellers deliberately try to conceal defects.  They immediately see you as dishonest and wonder what else you're hiding.  It's not worth losing their confidence over a minor defect.



In addition, make sure the location of attic and crawlspace hatches are identified and are easily accessible, as a home inspector we don't mind moving small objects out of the way but would prefer not to.  This is strictly out of respect for the seller and their belongings.

How To Fix Kitchen Cabinets

Kitchen cabinets work hard, and all that,opening and closing creates a variety of problems.  Most are inexpensive and easy to fix, so take a day and plow through them, it will be like having a new kitchen.



Build A Shelf That Won't Sag



Don't bother replacing a sagging shelf with another 1/2 inch thick shelf or it will end up sagging too.  Instead, cut a new shelf from 3/4 inch plywood.  Make it the same length and 1 1/2 inch narrower.  Then glue and Brad nail 1x2 rails along the front and back of the shelf, flush with the ends.  The rails give the shelf additional support so it won't sag, even if you load it up with heavy cookware.  Apply a polyurethane finish to match your other shelves.


Replace Worn-Out Drawer Slides



Lubricants won't fix damaged drawer slides, they have to be replaced.  This is a common problem on silverware drawers and other drawers that carry a lot of weight.  Buy new slides that are the same, or nearly the same, as your old ones.  Then it's just a matter of swapping them out.  You'll find a limited selection of drawer slides at home centers, but there are dozens of online sources.  These sites also sell the plastic mounting sockets that attach to the back of the cabinet to hold the slides in place.



Silence Banging Doors With Bumpers



Doors and drawers slam loudly against wood.  That's why most have "bumpers" near the interior corners to cushion the impact and reduce the noise.  But the bumpers sometimes fall off.  Get new ones at home centers.  Peel off the backing and stick the bumpers in place.  They're available clear or with felt, and in different thicknesses.  Use bumpers the same thickness as those on adjacent doors.



Fill In Stripped Screw Holes



When the screws in your hinges or drawer slides turn but don't tighten, the screw hole is stripped.  That can prevent doors and drawers from closing properly.  Fix the problem with glue and toothpicks.  Start by removing the hardware.  Then apply a drop of wood,glue to the ends of toothpicks and cram as many as will fit into the holes.  Wipe away any glue that drips out.  A let the glaze dry, then use a utility knife to cut the toothpicks flush with the cabinet or drawer.  Reinstall the hardware, driving the screw through the filled hole.

3 Questions To Ask Yourself Before Starting A Business

Recently, someone asked me what I would counsel them to consider before starting a home business. As I thought about this, I came up with a few questions I think everyone should ask themselves before they start a business.



1) Am I Truly Passionate About This Idea?



If you want to be successful, your business idea must be your own.  It can't be a great idea that someone else told you that you should do.  It needs to be your brain child, something you are wholeheartedly excited about and in love with.  Because, believe me, you're going to need that passion on those long and hard days when you feel like giving up.



If you're wanting someone else to give you a big leg up with getting a business started, I can almost guarantee you that you're not going to be successful.  Because successful business owners take initiative.  They are out there putting in the back-breaking personal effort to make things happen.  They aren't expecting someone else to spoon-feed them their success.



2) Can I Afford The Start-up Cost?



I believe strongly that you should never go into debt to start a business.  Otherwise, you're beginning with a noose around your neck.  If you don't have the money needed for the start-up costs, I suggest that you either go back to the drawing board and downsize your idea, or that you save aggressively for six months in order to have the cash necessary to cover all of the start-up costs.  Ideally, you'll want to be able to cover the first three to six months worth of costs with your savings. without even making a profit.



3) Am I Willing To Fail?



If you jump out there and start new things, you are going to fail at least some of the time.  Expect to succeed, but willingly accept failure.  Not every business idea is going to be a home run.  In fact, most of them won't be.  However, success is almost guaranteed to those who are willing to try, try again.  Even if your first or third idea doesn't work, you'll eventually land on something that will be a success. Don't give up!

Introduction:  The best way to think about your introduction is to view it like your about page.  Share a little bit about you, but mostly, share how you can help others.  Use bullets and lists to make this section easier to read.  Use natural language.  Don't forget to highlight the topics you love to cover the most and link to several places on your site.

How To Fix Scratched Hardwood Floors

Howard Restor-A-Finish is NOT a full house refinishing system.  It is great for spot touch ups as a temporary fix.  I've used it on small surface scratches throughout the house and the results have been pretty spectacular.



There is nothing to remove scratches that are really deep other than thorough sanding and refinishing.



First you puddle a bit of the restor-a-finish on the floor on top of the scratched area.  You should choose a color close to the shade of your floors.



Then use a paper towel to rub it into the floor, paying close attention to working it into the scratched areas.



Then use a dry paper towel to rub over the area several times.  I passed over it three times with a clean towel each time.



As mentioned earlier, this method is less effective for the deeper scratches.  But for the smaller more superficial scratches this is a great way to restore scratches on hardwood floors.

When a potential home buyer is searching for their future abode on the multi list, there are a few things that are generally the most important.  You always want to make sure the curb appeal of the house is on display.  If the home isn't visually appealing from the front, do your best to get a new angle and suggest they manicure the lawn, plant some flowers, etc. Before you start taking the pictures.

Step 1:  Which Soical Media Sites You Should Use



Sure, it's all social media, but Google+ and Twitter might as well be Mountain Dew and Pepsi.  Each network is unique, with its own practices, own style and own audience.



You should choose the social networks that best fit your strategy and the goals you want to achieve on social media.  You don't have to be on them all--just the ones that matter for you and your audience.



Step 2:  Fill Out a Your Profile Completely


A completed profile shows professionalism, cohesive branding, and a signal to visitors that you're serious about engaging.  Profiles require both visuals and text.



Step 3:  Find Your Marketing Voice And Tone


The temptation at this point might be to jump right in and start sharing.  One more step before you do.  You should spend time coming up with marketing personal and debating the finer points of your mission statement.



Step 4:  Pick Your Posting Strategy


What's the ideal amount to post per day?  How often should you post?  When should you post?  What should you post?

It depends, much of the social media experience is about your individual audience and niche.  What works for you might not work for me, and you never know until you try.



Step 5:  Analyze, Test, and Iterate



The more you post, the more you'll discover which content, timing, and frequency is right for you.  Most major social networks will have basic analytics, built in to the site; its just a little easier to seek and find this information from an all-encompassing dashboard.



Step 6:  Automate, Engage, and Listen



The final piece of a social media smarts ting plan involves having a system you can follow to help you stay on top of updates and engaged with your community.

How To Lay A Subfloor

Before installing a tile floor, a subfloor and underlayment is necessary.



Tools Amd Materials:
- T-Square
- Drill
- Pencil
- Circular Saw
- Chalk Line
- Cement Board
- Plywood
- Deck Screws



Step 1:  Mark The Cut Lines


Use a T-square to mark the cut lines on the plywood



Step 2:  Cut The Plywood


Cut the plywood to size, running the circular saw across the width of the board



Step 3:  Mark The Joist Locations


Using the original subfloor nails as a guide, mark the floor joist location on the wall to know where to insert the screws.



Step 4:  Lay The Plywood


Lay the plywood in place on the floor



Step 5:  Insert The Deck Screws


Run a chalk line off the floor joist to mark the wall.  Then, drive deck screws every 8 inches along the line



Step 6:  Attach The Cement Board


Bring in the cement board and lay it down on the plywood.  Screw the cement board into the plywood about every 6 inches.

How To Refinish Wood Chairs

Hello, I am excited tomb ensnaring this project with you.  I will teach you how to refinish wood chairs the easy way, without sanding or stripping.



Materials Medded:
- Ultra Touch-up Marker
- Wax Wash Remover
- Wiping Wood Stain
- Brush Tip Graining Marker
- Satin Polyurethane
- Water And Vinegar Cleaning Solution
- Paper Towels
- Latex Gloves



1). Start by cleaning the chairs very well with a water and vinegar cleaning solution that I made myself.  Then I cleaned them again using mohawk's wax wash remover to ensure that any wax finish that may have been on the chairs was totally removed.  Simply spray it on and wipe off. The spray does have some fumes, so work outside if possible.



2) Touch up the worn edges with the touch-up marker.  This is the easiest part.



3) Next, it's time to stain.  You can paint it on with a foam brush and wipe it off almost immediately with paper towels.



4) If there are drip marks, use the brush tip Graining marker to camouflage them.



5) Finally, I applied a coat of oil based stain polyurethane to each chair.



With about 3 hours of work, antique and worn chairs can be given new life.

How To Remove Wallpaper

Wallpaper can be so stunning when it goes on, completely change the look of a room.  Add so much color and texture and interest to a space.  But getting it off can be another story.



If you have ever removed wallpaper before, you may know that there are generally three parts to the process.  Top layer, under layer, and glue remnants.



The first part is to remove the top paper later.  So,sties you get lucky and that rips off in a nice big sheet. mOther times you are not so lucky.  And the wallpaper rips off in small chunks and you're have to keep going for what seems like forever.



This is step two in the process.  Go out and buy s home right steam machine multi-purpose power steamer.  Read the enclosed booklet and follow the instructions for the steam machine to fill/heat.  Once the water is heated up, start at the top of a section, and work your way down, holding the steam paddle on each section for about 10 seconds.  The instructions recommend longer (and the longer the better).



My best advice is to get a system going:  steam from the top down, allow it to saturate and then once the orange light goes on and the steamer needs a break, use that time wisely by scraping, and then go ahead and re-steam again once the orange light goes off.



The washing is the third step in the process and is to remove all the excess glue that may have been left behind the walls.  The best way to do this is to use TSP, scrubby and warm slightly soapy water.

How To Add An Electrical Outlet

Eliminate those ugly and often dangerous extension cords.  You can add a new outlet quickly and easily without fearing open a wall, if you already have an outlet in the other side of the wall. Mano extra holes.  No messy patching and reprinting.  The procedure we show here allowed us to center our tv against a wall in the family room that had no outlet.n Since there was already an outlet in the other side of that same wal.



Find A Power Source



This technique only works if you can use an outlet as a power source that's opposite, or nearly opposite, the place where you want your new outlet.  To determine whether you can safely use an existing outlet follow the list below.



1.  If a switch or outlet is on a circuit that often blows its breaker or fuse, don't make matters worse by adding yet another outlet to the circuit.



2.  Electrical codes restrict the number of lights or outlets that can be connected to one circuit.  Typically, you can have no more than eight lights or,outlets on a 15-amp circuit.  To determine the amp rating of a circuit, just look at the number on its breaker or fuse in your main electrical panel.  Turn off the circuit and test light switches and other outlets to determine exactly which lights or outlets are on a given circuit.



3.  Most electrical codes now require outlets in kitchens and bathrooms to be on a separate 20-amp GFCI circuits. If you add an outlet for a kitchen or bath, it must be GFCI protected.  Don't power your new outlet from a kitchen or bathroom outlet.



Always confirm the required box size with your local building inspector.  In most regions, you have to obtain an electrical permit for this work from your local building department.  This helps ensure a safe job.



Run The New Cable And Wire Both Boxes



Once you've determined the outlet that you'll use as a power source and have shut it off, use an electronic stud finder to locate the studs on both sides.  You can put your new outlet anywhere between these two studs.



Hold the face of the new electrical box against the wall where you want it to go, and trace around it with a pencil.  Cut out the hole with a drywall saw.


Next, unscrew the existing outlet on the other side of the wall from its box and punch out one of the knock-outs at the back of the box using a screwdriver.  Then feed the new cable through the knock-out into the wall cavity.  Feed in enough cable to reach the new outlet location--plus about 1 foot.  A connect the wires of the new cable to the existing wires.  Pull the cable out through the new outlet hole in the wall and feed it into the new box.  Athens mount the new box in the opening.  Finally, call the electrical inspector to check your work.

Begin by cutting through any dried paint along the top edge of the trim with a utility knife.  Then search for the filled nail holes at one end of the trim.  Prying near those will keep,you from breaking out the drywall.m Slide a flexible 3 inch putty knife behind the trim and pry it out slightly.  With the knife in place, wedge in a pry bar and pry the trim out an inch. If it seems like the trim is about to crack, insert a second putty knife between the pry bar and the trim.m Move to the next stud and repeat the procedure.  Continue prying out the trim a little at a time down its length.  Then go back to the beginning and pull the trim off.



Pushing the nails back through the front of the trim will splinter the wood.  Instead, pull the, through the back with a nipper. Use just enough pressure to pull the nails to avoid cutting them off.  If one breaks off, cut it off as close as possible to the wood and leave it.  That nub will just bury itself in the drywall when you reinstall it.

Cut And Nail The Weatherstripping



The weatherstripping kit will come with two long pieces for the side jambs and a short piece for the top jamb.  Begin with the top, make precise measurements and cuts so you get nice, airtight fits. position the nails about 2 inches in from each end and space others about every 12 inches.



The key to positioning the new weatherstripping it's to shove it against the door so it compresses slightly along its entire length.  If you compress it too much, the door won't latch when you close it, a common rookie mistake.



The "coped" cuts on the side jambs make a clean, tight joint.  make this cut first, leaving plenty of length for the bottom cut.



It's crucial to make sure that the door shuts and latches easily before you drive the nails home.  However, the weatherstripping also needs to fit snug to the door over its full length.  For small adjustments, pull the nails and start them in a new spot, or loosen the screws if you are using metal weatherstripping.

How To Clean Your A/C Condenser

Get your air conditioner in primo working order before the cooling season. Annual air conditioner maintenance saves you money by increasing its efficiency and preventing breakdowns.  You can complete the chore in about an hour.



Tools And Materials:
- 4 in 1 screwdriver
- Rubber gloves
- Shop vacuum
- Garden hose
- Ordinary dinner knife
- Electric motor oil



Step 1:  Clean The Condenser



Clean your outdoor unit on a day that is at least 60 degrees F.  That's about the minimum temperature at which you can test your a/c to make sure it's working.  The condenser usually sits in an inconspicuous spot next to your home.  You'll see two copper tubes running to it, one should be bare and the other wrapped with insulated material.  If your home has a heat pump, both tubes will be covered by foam sleeves.



Your primary job here is to clean the condenser fins, which are fine metallic blades that surround the unit. Mathew get dirty because a central fan sucks air through them, pulling in dust, dead leaves, dead grass, and the worst culprit-- floating "cotton" from cottonwood trees and dandelions.  The debris blocks the air flow and reduces the units cooling ability.



Always begin by shutting off the electrical power to the unit.  Normally you'll find a shutoff nearby.  It may be a switch in a box, a pull lever or a fuse block that you pull out.  Look for the "on-off markings".



Vacuum the fins clean with a soft brush; they're fragile and easily bent or crushed.  On many units you'll have to unscrew and liftoff a metal box to get at them.  Check your owners manual for directions and lift off the box carefully to avoid bumping the fins.  Occasionally you'll find fins that have been bent.  You can buy a special set of fin combs to straighten them.  Minor straightening can be done with a blunt dinner knife.  If large areas of fins are crushed, have a pro straighten them during a routine service call.



The. unscrew the fan to gain access to the interior of the condenser.  You can't completely remove it because it's wiring is connected to the unit.  Depending on how much play the wires give you, you might need a helper to hold it while you vacuum debris fins from the inside.



After you hose off the fins, check the fan motor for lubrication ports.  Most newer motors have sealed bearings and can't be lubricated.  Check your owners manual to be sure.  If you find the ports, add five drops of electric motor oil.  Don't use penetrating oil or all-purpose oil.  They're not designed for long-term lubrication and can actually harm the bearings.



If you have an old a/c, you might have a belt-driven compressor in the bottom of the unit.  Look for lubrication ports on this as well.  The compressors on newer air conditioners are completely enclosed and won't need lubrication.



Step 2:  Restart The Condenser



In most cases, you can simply restore power to the outside unit and move inside to find the maintenance.  However, the compressors are surprisingly fragile and some require special start-up,procedures under two conditions.



1.  If the power to your unit has been off for more than 4 hours:
- Move the switch from "cool" to "off" at your inside thermostat
- Turn the power back on and let the unit sit for 24 hours
- Switch the thermostat back to "cool"



2.  If you switched the unit off while the compressor was running:
- Wait at least five minutes before switching it back on.  With the air conditioner running, make sure it's actually working by touching the coolant tubes.  This is a crude test.  Only a pro with proper instruments can tell if the coolant is at the level for leak efficiency.  But keep a sharp eye out for dark drip marks on the bottom of the case and beneath the tube joints.  This indicates an oil leak and a potential coolant leak as well.  Call in a pro if you spot this problem.  Do t tighten a joint to try to stop a leak yourself.  Over tightening can make the problem worse.

A Home Buyers Own Home Inspection Checklist

If you find a house that seems like it has possibilities, we recommend doing your own inspection,moth inside and out, before you make an offer.  Your intention now is to be alert for obvious deficiencies.  This, of course, is assuming you are not looking for a fixer upper, too many of these issues may be a reason to eliminate that house from further considerations.



NOTE: This is in now way, shape or for, meant to replace a professional Home Inspection.  Once you make an offer on a house, you will definitely want a licensed/certified Home Inspector to go over the entire property with a "magnifying glass".



Your Initial Inspection:



Foundation:  Look at the base of the walls and ceilings in each room.  Are there obvious cracks or apparent shifts in the foundation?  Do the same around the outside.  Are there any trees encroaching on the foundation?



Lot:  Does the drainage appear to be away from the house?  Are there any obvious saggy areas?



Roof:  What is the overall condition?  When was it last replaced?  Are there any trees encroaching on it?



Exterior:  Does the house look like it will need repairs or repainting soon?  Are gutters and downspouts firmly attached?  Are there loose boards or dangling wires?  Is there asbestos in the exterior material, which would require added costs if it needed to be repaired or replaced?



Attic:  How does the interior of the roof structure look?  Are there any signs or leaks?



Interior Evidence Of Leaks:  Check ceilings and around windows in each room.



Basement:  Is there dampness?  Adequate insulation?  If the home has a crawlspace instead of a basement, you should leave this area for the professional Home Inspector.



Electrical:  Do the switches work?  Are there any obvious malfunctions?  Have the outlets been grounded?  Is the panel updated and expandable for additional appliances or a potential remodel?



Plumbing:  Any unusual noises or malfunctions?  Has the sewer line been scoped to check for potential cracks?



Appliances:  If these are included, what is the age and condition of the stove, dishwasher or refrigerator?



Heating/Cooling System:   Does it seem to do the job?  How old is the furnace?  If the system has been converted, are the old systems or tanks still in place?



Odor:  Is there an odor in the house?  Can you detect what it might be and whether it could be fixed? Beware of musty odors which could signal a wet basement.

Best Ways To Maintain Your Refrigerator And Freezer

An easy DIY home maintenance task is cleaning the refrigerator, or freezer.  Keeping it clean and cares for will not only improve energy efficiency but also prolong the life of the unit.  Many refrigerators are replaced early beach use of difficulty with keeping cool,  This is often the result of neglect.



Door Seal



The rubber seal along the perimeter of the door is the gasket.  It is very effective at keeping cool air in and warm air out, but debris and dust make it harder for it to maintain a good seal.  Use warm soapy water to clean the surface and dry after.



Heat Exchanger Coils



The cooling system relies on heat exchanger coils to expel energy from the inside of the refrigerator.  Heat transfer is much better when there is little to no dust on the surface.  A layer of dust will create extra insulation and inhibit energy transfer.  This is probably the biggest reason good refrigerators get replaced early.



Start this step by unplugging the unit.  If the coils are on the bottom you may need to remove an access panel.  Otherwise, they are most likely mounted on the backside.  Be careful if you need to move the unit for access.  Preferably a brush designed for the delicate fine on the heat exchanger will be used to clean the surface.  Otherwise, a regular duster can be used.  Take caution not to bend any of the find on the coils.



Next, use a duster or vacuum to clean off the blower and the exterior surfaces of the refrigerator.m This should help keep the heat exchanger clean longer.  Put everything back in place and restore power.



Defrosting And Cleaning Smells



Periodically the freezer should be defrosted.  The buildup of ice can restrict cooling and reduce the usable space.  This ice is usually the result of too much moisture.  Check the gasket around the freezer for leaks and replace, if necessary.  Otherwise, it may be that the freezer door is being left open too much.  Try to be quick when removing items.



While the freezer is being defrosted, it is a good time to clean the internal surfaces.  A homemade cleaning solution of vinegar, warm water, and lemon (for smell) is very effective at removing spills and stains.  Place a small box of baking soda on a shelf after cleaning is finished to prevent future odors.



Filter Replacement



If your refrigerator has an ice maker or drinking water spout, there is most likely a water filter.  Remove the cover, take out the old filter, and toss it in the garbage.  Insert the new filter and put the cover back in place.  That's all there is to it!

Restore Your Grout---The Easy Way

Everyone hates grout.  Actually sometimes hate isn't a strong enough word, detest comes to mind. nIm sure if people could rid their home of all the tile and the necessary grout that goes with it, they would.



I'm going to show you how to restore grout, the easy way.m I found a little bottle of tile guard at a local home improvement store.  It was under $5.00.  If you're like me, you have probably wiped and wiped and wiped but the grout sucks the dirt right in.



After a good clean with Clorox clean-up, start pouring the tile guard on the grout and spread with cotton balls.  For best results let it sit over night.  This is vital to getting the liquid to setup and dry.  When you wipe it down the next morning the tiles come out very shiny and the grout should be much brighter and cleaner.



The process is completely painless and simple.  There is also very little mess.

How To Replace Siding On Your Home

Has some of your siding begun to rot while the rest is still good?  Don't replace all the boards.  Follow these easy steps and just replace the boards that are rotted.



Tools And Materials:
-Hammer

-Drill/driver, cordless
-Combination square
-Level
-Drill bit set
-Extension cord
-Extension ladder
-Hearing protection
-Pry bar
-Safety glasses
-Sawhouses
-Scribing tool
-Speed square
-Utility knife



When hardboard siding is installed and maintained correctly, it can hold up for 30 or 40 years.  But without proper attention, isolated areas can begin rotting in only a few years, especially near the foundation.  Water splashes up from the ground, frequently soaking the vulnerable bottom edges.  The paper face then flakes off, exposing the dark brown inner layers, and each soaking accelerates the rotting.



Replacing these rotted areas takes only a few basic tools and a few materials, but it can make a huge improvement in your homes appearance. Hardboard siding doesn't cost much, so it is often worth it to replace an entire course. Doing this helps you avoid unnecessary butt joints.



Evaluate The Boards



Decide which boards need replacing and where to make your cuts.  Stagger butt joints if you're replacing multiple courses.  Use a square to mark the cutting lines, centered on a stud.  The nail heads on existing siding will indicate stud positions.



Cut The Nails



Cut the nails at the bottom of the row above the boards you're replacing.  Use a small hacksaw with a sharp blade.  Cutting the nails will let you remove the rotted boards without damaging those you're saving.  To get at the nails, carefully wedge out the bottom of the siding 1/8 to 3/16 inch with wooden shims.



Make The First Cut With A Circular Saw



Cut out bad sections with a circular saw or even a sharp utility knife.  Be sure to stagger the joints. Most hard board siding is 7/16 inches thick, so set your blade depth carefully to avoid cutting into other courses.  Use shims to lift the boards so you can easily get at the one you're cutting.



Finish The Cut With A Sharp Utility Knife



You won't be able to complete the cuts with the circular saw, so finish the cuts with a sharp utility knife or a keyhole saw.



Pry Off The Rotted Boards



Remove the rotted boards with a flat pry bar.n Protect sound siding with a scrap piece of 1/4 inch plywood.  After you remove the rotted courses, use a small hacksaw to cut any protruding nail shanks, or if you have a very strong grip, use a good pair of wire cutters.



Install The New Boards



When you replace the boards, use a home made "reveal set" jig to match the reveal of the existing siding.  The courses should overlap by at least 1 inch.  Replace siding by working from the bottom up.  Attach the siding with 10 d galvanized box nails driven in to the overlap at least 1/2 inch above the bottom edge.  If you have insulated sheathing, pre drill the nail holes to avoid crushing the insulation.

How To Inspect A Roof For Leaks

You may also want to check the exterior of the roof from the ground.  You will want to check for loose or buckling shingles.  This is easy if you have a pitched (angled) roof, but if you have a flat roof, you may want to use a ladder to get a closer look.  Make sure that you use a safe, secure ladder so that you don't hurt yourself while inspecting the roof line.



If you are unable to find a problem when inspecting your roof for leaks, there may be another way that water is coming into your home.  Plugged or dirty downspouts and gutters can divert water into your home, and can cause the sa,e type of damage that a roof leak might.  After you inspect your roof and gutters, you may want to consider hiring a roofing contractor to handle all repairs or to do a more in-depth inspection.  Remember that the sooner you repair your leaky roof, the less expensive the repairs will be.

4 DON'TS For Your Social Media Strategy

As social media marketing gains more and more popularity, many marketers believe that they have their social media strategy down.  However, there are still some areas that many social media managers struggle with.  If you are interested in making your marketing more digital, here are some things that you should NOT do when creating your social media strategy.



1.  Don't a Ignore The Other People On Social Media

Consumers want a brand that they can trust, and once they learned that they have received misleading information from you, your brand reputation is lost in their eyes.



4.  Don't Censor Conversations



When your brand receives criticism or otherwise negative comments over social media, it may be tempting to filter these out in order to control the content that others will see and save your company's name.  But this will not go over well with consumers.  They want to know that their voices are being heard. and they want to know that they are hearing the full story when viewing your content.  Instead of getting rid of the offending comments, do your best to listen to them. understand why the commenter feels the way they do, and respond in a polite and helpful manner.

How To Get Rid Of Ice Dams a.k.a Icicles

Icicles may be pretty but they can tear off gutters, loosen shingles, and cause water to back up into your house.  Here are a few prevention tips, fast fixes and long term repairs.


Fast fixes for Ice Dams:  Blow in cold air



Hacking away at ice dams with a hammer, chisel, or shovel is bad for your roofing--and dangerous for you.mmAnd throwing salt on them will do more harm than good.  Just short of praying for warm weather, here are some stop-gap measures I recommend.



Take a box fan into the attic and aim it at the underside of the roof where water is actively leaking in. Mathis targeted dose of cold air will freeze the water in its tracks.



Rake It



Pull off snow with a long-handled aluminum roof rake while you stand safely on the ground.  A rake with wheels will instantly change the exterior temperature of your roof without damaging shingles.



Deice It



You can also diminish the damage after the dam has formed with panty hose!  Fill the leg of a discarded pair of panty hose with a calcium chloride ice melter.  Lay the hose onto the roof so it crosses the ice dam and overhangs the gutter.  If necessary, use a long-handled garden rake or how to push it into position.mmThe calcium chloride will eventually melt through the snow and ice and create a channel for water to flow down into the gutters of the roof.



Permanent Fixes For Ice Dams



Getting rid of ice dams for good is simple, in principle.  Just keep the entire roof the same temperature as the eaves.  You do that by increasing ventilation, adding insulation, and sealing off every possible air leak that might warm the underside of the roof.



By taking care of common trouble spots, listed in order of priority. you should enjoy dam-free winters and use less energy to boot.



1.  Ventilate eaves and ridge:  A ridge vent paired with continuous soffit vents circulates cold air under the entire roof.  Both ridge and soffit vents should have the same size openings and provide at least 1 square foot of opening for every 300 square feet of attic floor.  Place baffles at the eaves to maintain a clear path for the air flow from the soffit vent.



2.  Cap the hatch:  An unsealed attic hatch or whole-house fan is a massive opening for heat to escape.  A cover the. with weather-stripped caps made from foil-faced foam board held together with aluminum tape.



3.  Exhaust to the outside:  Make sure that the ducts connected to the kitchen, bathroom, and dryer vents all lead outdoors through either the roof or walls, but never through the soffit.



4.  Add insulation:  More insulation on the attic floor keeps the heat where it belongs.  To find out how much insulation your attic needs, check with your local building department.


5.  Install sealed can lights:  Old-style recessed lights give off great plumes of heat and can't be insulated without creating a fire hazard.  Replace them with sealed "IC" fixtures, which can be covered with insulation.



6.  Flash around chimneys:  Bridge the gap between chimney and house framing with L-shaped steel flashing held in place with unbroken beads of a fire-stop sealant.  Using canned spray foam or insulation isn't fire safe.



7.  Seal and insulate ducts:  Spread fiber-reinforced mastic on the joints of HVAC ducts and exhaust ducts.  Cover them entirely with R-5 or R-6 foil-faced fiberglass.



8.  Caulk penetrations:  Seal around electrical cables and vent pipes with a fire-stop sealant.  Also, look for any spots where light shines up from below or the insulation is stained black.

How To Stop A Running Toilet

Toilets have not changed much in the last 80 years.  After a flush, water still fills a tank, lifting a float that shuts off the water when it reaches a certain level.  A lever still opens a flapper to cause the flush, falling back in to place when the water level drops.  So it is no surprise that we face the same flush problems today that our grandparents did. mSometimes, the flush is too wimpy, sometimes the water keeps running, and sometimes the bowl doesn't refill.

Check The Fill Tube



Remove the tank lid and find the fill tube. It is a small flexible tube that runs from the fill valve to the overflow tube.  While the tank refills, this tube squirts enough water down the overflow tube to refill the bowl after the completed flush.  If this tube falls off or the water stream misses the overflow tube, the bowl won't fill and your next flush will be wimpy.  Reattachthe fill tube and make sure it perches about 1 inch above the rim of the overflow tube.m Flush the toilet and watch the water stream to make sure it goes down the overflow tube.



Adjust The Fill Height



The water level in the tank is controlled by an adjustable float.  A float that is set too low produces a weak flush; if it's set to high, water spills into the overflow tube and the fill valve won't shut off.  The water will keep running.  Look for the fill level mark on the inside back of the tank and mark it on the overflow tube so you can see it more easily.  If you can't find it, measure down about 1 inch on the overflow tube and make a mark. Then flush the toilet and see if the water reaches and stops at that mark.  If not, adjust the float up or down.  If you have an old toilet, you will have to bend the brass rod that connects to the float ball to make adjustments. But with newer toilets you usually turn a screw or slide a clip along a rod.  Flush the toilet after each adjustment.



Also make sure that the water level is at least an inch below the c-l (critical level). marked on the fill valve. You can adjust the height of many valves to raise or lower the c-l.



Occasionally the fill valve simply won't shut off, which means that it is defective.  If so, turn the water supply off at the shutoff under the tank. Magic a replacement valve.  You don't have to match the old one.



Adjust The Flush Handle/Flapper Chain



A chain that is too short or tangled won't allow the flapper to close and water will continue to leak into the bowl.  This causes the fill valve to cycle on and off to refill the tank.  A chain that is too long, or a flush rod that hits the tank lid, won't open the flapper wide enough to stay open for the full flush. You will find yourself having to hold the lever to complete a good flush.



To avoid these problems, adjust the linkage in the chain to leave only a slight bit of slack when closed.m Cut the chain at the rod to leave only about an inch extra to reduce the potential for tangles. Then put the tank lid back on and make sure the flush rod doesn't strike the lid when you press the lever.  If it does, bend it down slightly and readjust the chain.

How To Caulk Your Shower

There is no expiration date on caulk. but when it begins to peel and turn different colors around your bathtub or shower, you will know it is time.  Luckily, caulking requires just a few tools and materials, making it an easy DIY project for handy homeowners of every skill level.



Tools and Materials:
-Caulk Scraper
-Chemical Caulk Dissolver
-Caulk for bathtubs and showers
-Utility knife
-Antibacterial dish soap and sponge
-Painter's tape
-Caulk gun
-Paper towels



Remove Old Caulk



If you decide to use a chemical solvent (optional), apply the chemical and wait as long as the instructions recommend.  This might require a few extra hours before scraping.  If you don't want to use chemicals, cut a line through the center of the caulk with your utility knife.  Scrape away the rest. Take care not to scratch up,your bathtub or shower wall.



Clean Surface And Let Dry



Make sure the edge where you will caulk is clean and smooth.  Scrub any mold and mildew with antibacterial soap.  Wait until it dries to continue. or else the caulk will have trouble adhering.  To speed drying time, set up a fan or follow along the edge with a hair dryer.



Tape Edges



When the tub and wall have dried, tape along the edges of both.  This ensures the caulk line looks uniform and makes less of a mess.  Keep the tape on the tub about 1/8 to 3/16 of an inch from the wall and the same distance up the surface of the wall.



Apply Caulk And Smooth



Cut open the tube of caulk with your utility knife, being careful not to cut the hole too wide.  Run a bead of caulk between the tape.  Smooth the caulk with your finger.  Wipe your hands and any excess caulk with a wet paper tool.

*If the caulk is too thin, it will not fill the gap.  If it is too thick, it will make a mess.  If you are unsure, do a small stretch, smooth it down with your forefinger and see if it covers from tape to tape.



Remove Tape And Let Dry



Starting at one end, peel the tape around the tub.  Do the same with the wall.  After pulling off the tape, you might notice edges where the caulk does not sit on the tub's surface.  Without disturbing the bulk, smooth down the edge with your finger.


*Fresh caulk needs to cure for at least 24 hours, but check on your product for specific directions.

Common Household Electrical Issues And How To Correct

Wiring problems and mistakes are all too common, and if left I corrected have the potential to cause short circuits, shocks and even fires.  As a Home Inspector in Fresno, CA I see plenty of these issues while performing my home inspections in the field.  Electrical issues can be potentially dangerous, so if you are not exactly one hundred percent sure of what you are doing, we absolutely recommend contacting a licensed electrician for your repairs.



Mistake #1:  Reversing hot and neutral wires
Solution: Identify the neutral terminal

Connecting the black hot wire to the neutral terminal of an outlet creates the potential for a lethal shock. The trouble is that you may not realize the mistake until someone gets shocked, because lights and most other plug-in devices will still work; they just won't work safely.



Always connect the white wire to the neutral terminal of outlets and light fixtures. The neutral terminal is always marked.  It is usually identified by a silver or light-colored screw.  Connect the hot wire to the other terminal.  If there is a green or bare copper wire, that is the ground.m Connect the ground to the green grounding screw or to a ground wire or grounded box.



Mistake #2:  Wiring a GFCI backward
Solution:  Connect power to the "line" terminals



GFCI (Ground Fault Circuit Interrupter). outlets protect you from a lethal shock by shutting off the power when they sense slight differences in current.  They have two pairs of terminals.  One pair labeled "line", is for incoming power for the GFCI outlet itself.  The other set is labeled "load" and provides protection for downstream, outlets. nYou willlost the shock protection if you mix up the line and load connections.



Mistake #3: Recessing boxes behind the wall surface
Solution:  Add a box extension



Electrical boxes must be flush to the wall surface if the wall surface is a combustible material.  Boxes recessed behind combustible materials like wood present a fire hazard because the wood is left exposed to potential heat and sparks.



The fix is simply to install a metal or plastic box extension.  If you use a metal box extension on a plastic box, connect the metal extension to the ground wire in the box using a grounding clip and a short piece of wire.



Mistake #4:  Installing a three-slot receptacle without a ground wire
Solution:  Install a two-slot outlet



If you have two-slot outlets, it is tempting to replace them with three-slot outlets so you can plug in three-prong plugs.  But do not do this unless you are sure there is a ground available.  Use a tester to see if your outlet is grounded.  A series of light indicates whether the outlet is wired correctly or what fault exists.  These testers are readily available at home centers and hardware stores.



If you discover a three-slot outlet in an ungrounded box, the easiest fix is to simply replace it with a two-slot outlet.

How To Paint A Garage Door

One of the biggest areas people tend to overlook when it comes to either remodeling or making cosmetic changes to there home is the garage door.  Garage doors are typically a very bland color with no pep or attractiveness at all.  So for anyone looking to add that little extra bit of curb appeal and personality to your ho e, here is how to paint your garage door.



The process is actually easier than you may have thought.  Do not over worry about getting the paint into every small crack or into all the corners.  Many people believe that there is sanding or priming needed, but this is not necessary.



You just need to pressure wash it, or you can simply wipe it down with a little bit of tsp.  You just want to make sure that you get paint that is made to adhere to aluminum. If you go to a paint store, they should be able to help you get the right kind of paint.



You can either roll it on, or spray it.  Of course, if you roll, you have less prep work but rolling takes much more time.  If you spray. you have to use plastic and cover anything and everything that might get sprayed.  You will be surprised how little over spray there is.



When you spray you want to angle the gun slightly upwards, and slightly downwards when you are spraying down.  Doing this will ensure you get in all the cracks.  Once you are done spraying you want to make sure that you haven't missed anything, and make sure to go over it if you have.



From here you just let it dry.  Once it is all dry you should open the garage, and remove all the tape and plastic.  And hope for no overspray on your house!!  Once the door is all the way up, you will just hop up on a ladder, and paint the one inch strip that is still the original color.  A for this, you can use a brush or roller.  It is probably best to use a brush.



And that's it!! Enjoy your newly renovated garage door.  Their are several colors to choose from.

How To Fix A Leaky Faucet

You can fix almost any drippy single-lever kitchen faucet in about an hour.  The repair is a lot easier than you might think, even for a plumbing novice.  Stop putting up with the annoying drip and let's get that drip fixed.



The tools you'll need vary a little depending on the faucet you're repairing.  You'll probably need an Allen wrench to remove the handle.  Buy a small set small Allen wrenches, and you'll be prepared for any faucet.  Most repairs also require screw drivers and a large slip-joint pliers.



Before you start, examine the faucet closely to determine where the water is coming from.  Leaks around the base of the spout require a different repair than a drip from the end of the spout.



Then turn off the water supply to the faucet.  You'll probably find shut off valves under the sink.  If those valves don't work or if you don't have any, you'll have to close the main water valve to your entire home.  After you turn off the water, open the faucet in the center position to relieve water pressure and ,ale sure the water is shut off.  Finally, cover the sink drain holes with strainer baskets or rags to avoid losing s,all parts down the drain.



Pay close attention to the order and orientation of parts as you remove them.  A digital ca era or video camera is handy for recording each step in case you forget.  For easier reassembly, set the parts aside in the order they were removed.  When all the parts are out, inspect the interior of the valve for bits of deteriorated gaskets or mineral deposits. Use a cloth or fine nylon abrasive pad to clean the surface. Loosen mineral deposits by soaking them in vinegar.



Slow water flow can be caused by plugged holes in the faucet body.  Use a small screwdriver or pen knife to clean them out.  Before you replace worn parts and reassemble the faucet, hold a rag over the faucet and open the water shutoff valve slightly to,flush out debris that may have been loosened during the cleaning and inspection.



After the faucet is reassembled, open the faucet to the middle position and gradually open the shutoff valves to turn on the water.  Leave the faucet open until water flows freely and all the air is out of the pipes.  If the water flow through the faucet is slow, the aerator may be plugged.  Unscrew the aerator and clean it out.

Quick And Easy Ways To Clean A Stovetop

Nobody really, truly likes doing household chores around the house.  While most have no problem handling the light stuff such as:  taking care of laundry, doing the dishes or even vacuuming.  There is one area some procrastinate cleaning.  And that area is your stovetop.  If you have procrastinated to long, I wish you the best of luck trying to redeem it.  Here are a few solutions for you:

Oven Cleaner:

Spray it on and let it sit for 5-10 minutes,mother wipe off.  It gets rid of greasy dried on cooking messes with minimal effort.  The cheaper dollar store brands have been known to work even better than name brands.

Electric Stovetop Cleaner Cream:

These work fairly well, but typically take longer.  Follow each manufacturers instructions.  But the general way is shake the bottle, apply it on the surface, spread a light even coat, let the cleaner dry, and wipe off with a sponge or damp cloth.
